1. Ceiling Height and Structural Feasibility
Basements in older Seattle homes often lack the required ceiling height for code-compliant livable spaces. We assess whether raising the home, digging down, or replacing the slab is necessary—and help you weigh those options based on budget and long-term goals. While the prospect of lifting and digging might seem daunting, it can be a less disruptive and financially pragmatic solution compared to expanding upwards. This process not only maximizes usable space but also avoids the complexities of adding a second story. In essence, the basement becomes a canvas for expansion, offering the chance to reimagine the space as a cozy retreat, a home office, or even an entertainment haven.
2. Waterproofing and Foundation Upgrades
Water intrusion is a common challenge in Seattle basements due to the region's rainfall and naturally damp conditions. This can be particularly important in hilly neighborhoods like Capitol Hill or Queen Anne, where the naturally occurring water table may collect against foundations. We often recommend interior mitigation solutions as the most effective and cost conscience solution. This approach involves interior excavation around the perimeter of the foundation and installing a perimeter drain system. This method provides robust protection for the investment of the new lower floor finishes.
While addressing moisture issues, we also assess the condition of the foundation itself. Seismic retrofitting, including bolting the foundation and reinforcing cripple walls, is a common upgrade we recommend in this seismically active region. We also repair cracks, reinforce unreinforced masonry, and may suggest underpinning or installing a new slab with a vapor barrier to support both structural integrity and long-term durability. These improvements help protect your investment and ensure a safe, stable foundation for your finished basement.
3. Heating and Ventilation
Seattle basements are often disconnected from efficient HVAC systems. We design solutions that improve airflow and comfort, such as updating ducting to extending an existing HVAC system, introducing zoned HVAC systems, ductless mini-splits for targeted heating and cooling, and proper insulation and venting.
In addition, the lower level often faces many inherent challenges that can appear daunting, such as the historic reputation for being a cold and uninviting space. A radiant floor system can be a great way to make a basement space more enjoyable and functional. Not only does a radiant system supply heat to the lower level (removing the need for the basement to be connected to the heat source supplying the rest of the home) but it creates a warm and enjoyable flooring surface to walk and play on, removing that stereotypical basement floor chill. A radiant system can be either electric or hydronic and functions by either heating wires under the flooring or running warm water through tubes that create heat that radiates through the flooring to fill the space.

Project Spotlight: Green Lake Basement Remodel
One of our favorite examples of how thoughtful design can transform an underused space is our Green Lake basement remodel. This project entailed a full lower-level and exterior entry renovation, converting an unfinished basement and enclosed front porch into inviting, multifunctional areas that balance style with practicality for a busy family.
While the previous unfinished basement was dark, cramped, and disorganized, the redesigned lower floor now features:
A dedicated laundry room
A multifunctional guest room that doubles as an office and craft space
A full bathroom
A playroom for the kids
To maintain and enhance the home’s craftsman character, we incorporated custom built-ins like solid wood cabinetry under the stairs and a cozy reading nook. The recreation area includes clever built-in storage and a custom slat stair railing that offers both safety and style.
Natural light pours into the guest room through a newly added large window, making the space feel bright and welcoming. We also revamped the front entry with new railings, painted stairs, an open-air layout, and new garage doors—helping to establish a stronger connection between the home’s interior and exterior.
