QUEEN ANNE ADU UPPER ADDITION
This project reimagined a unique historic commercial building in Lower Queen Anne as a modern and inviting accessory dwelling unit (ADU) for the owners and future tenants while honoring its unique architectural character. To achieve this goal, we were required to develop creative solutions to address non-conforming setbacks, and unstable sandy hillside, and the structural complexities of retrofitting a historic building. Despite these obstacles and in close collaboration with the clients and architect James Raptis, our team successfully preserved the building’s character while delivering a thoughtfully crafted ADU, ensuring the result aligned with the clients’ vision while addressing the building’s constraints.
Custom features, such as under-stair built-in storage housing laundry units, powder-coated railings, and a protective custom awning at the entry, added both functionality and style. Seamless painted cabinetry paired with quartz countertops enhanced the sleek, modern aesthetic, while large clerestory windows framed stunning views of Fremont and bathed the interior in natural light and enhance the sense of openness. The design maximized volume within the limited footprint by incorporating a sleeping loft, a full bathroom, and a light-filled living space. Durable and cost-effective LVP flooring was chosen to balance practicality and style.
