Below is an honest, step-by-step look at how we take a project from a first phone call to a signed plan you can build with confidence — and why front-loading this work is what makes the build itself run smoothly.
Why the design phase decides everything
Construction feels like the main event, but it’s really the last act of a much longer play. By the time we break ground, the scope, the budget, the drawings, the trades, and the long-lead materials are all locked in. We think of it like engineering a program and then pressing play: the hard problem-solving happens up front, so the build is execution rather than improvisation.
The goal of our whole home remodeling design process is to take the chaos out of construction by doing the thinking early — when a change costs a conversation instead of a demolition. Skip or rush this phase and every unknown becomes a mid-project scramble. Invest in it, and you get a realistic budget, a buildable design, and far fewer surprises once the crew arrives.
Step one: Client Connect
Every project starts with a conversation. When a new inquiry comes in, we follow up directly and invite you to schedule a short 20–30 minute phone or video call — right from an online calendar, so it’s easy. This first call isn’t a sales pitch; it’s a fit check. We gather more detail on your goals, answer your questions about how we work, and get a general sense of scope and timeline so we know we can genuinely support the project. You’re interviewing us as much as we’re getting to know you.
Step two: The Remodel Consult
If it’s a fit, we set up a complimentary on-site visit — often for the following week. This is where the project gets real. We walk your goals in more detail, walk the actual space, and talk through how each area will be affected by the work. Then we sit down for a focused Q&A to align on process and next steps. Seeing the home in person is what separates a real assessment from a guess, especially in Seattle’s older housing stock, where what’s behind the walls shapes everything.
Step three: Feasibility, Preliminary Budget, and the Design Agreement
Back at the office, we prepare a feasibility study, a preliminary budget, and a design agreement built around your specific project. The budget is priced by scope as we see it, paired with a design and development schedule (a realistic range in weeks or months), a tentative start date, and an expected production duration for the build. This takes roughly one to two weeks to assemble thoughtfully. We meet to review it together, walk you through the full process, and — if you’re ready — move into the design agreement so the real work can begin.
Step four: Development Kickoff and Design Dive-In
Once the design agreement is signed, we hold a Development Kickoff on-site to align on the overall scope, our initial assessment, and the milestones that will carry the project through design. For homes that call for it, we run a Matterport 3D scan first, which gives us both a navigable model of the house and accurate as-built drawings to work from.
Then comes the Design Dive-In — one of our favorite parts. Our design team asks detailed, probing questions about how you live: current pinch points, how each room should function, the goals behind the goals, and the inspirations you’re chasing. Getting to know you this deeply is what grounds every later design decision in the why, not just the what. As August puts it, “We design 100% for our clients’ needs, not our ego.”
Step five: Schematic Design — options, not a single guess
Now the fun begins. Working in modeling software rather than pen and paper, we overlay the as-builts with new concepts and produce two to four (or more) schematic design options. One honors your original concept; others explore lighter- and larger-impact alternatives. This isn’t about upselling — it’s about leaving no rock unturned, so you never look back and think, “I wish we’d considered that.” We present the options, gauge what excites you, then blend and refine: “I love layout A, but let’s pull the bathtub placement from option D into it.”
Early on, and often around this stage, we also run land-use and code-compliance research — sometimes a conversation with the city — so we’re designing toward something that’s actually buildable and permittable, not a beautiful plan that can’t get approved.
Step six: Aligning Scope and Budget
Once real plans exist, we revisit the feasibility numbers in a budget study and show exactly where each option lands. Option A might sit inside the original range; a larger option pushes the envelope, with the budget growing to match the expanded scope. The point is to align scope against budget early, inside the creative phase — so you can combine and adjust options to hit your target while it’s still just lines on a screen. This is also where our pricing philosophy shows up.
We price the interconnected scope of work — demo, framing, drywall, site protection — by scope, and we show line-item detail exactly where you have a real choice: fixtures, tile, hardware, and options like cabinet styles, countertops, or adding A/C. Step seven: Design Development
With a direction chosen, we add another layer or two of detail: elevations, how the roofline interacts with the addition, how windows sit within those elevations, window sizing, and the interior layout. We review and anchor each of these with you, so the design that heads toward engineering and permitting is one you’ve helped shape at every turn.
